Hill Country property with, rugged hillsides, abundant wildlife, and activities for the whole family.

Price is $100.00 for day lease. Minimum 2 Night Stay. Large cabin is $200.00 a night and the “Man Cave” the small cabin is $100.00 a night.

If you want both cabins - $225.00 a night.

Property is located in Concan, Texas, on 31 private acres. Just 3 miles from the Frio River.

We’ve got a cleaning station, 2 deep freezers (bring ice), 5 blinds ( ladder tree stands), Hog Traps , 4 corn feeders & 3 water troughs, that have been in place for the past 12 years. This property is cut up with elevation changes, rolling hills, mountain terrain on the backside and lots of wooded areas making it ideal for 2-4 hunters. Enjoy the wild life including, Deer, Hogs, Turkeys, Big Cats, Foxes, and lots of Varmints!

The property is ideal for large families as well looking to spread out while the hunters are away. There's plenty of outdoor space to grill (multiple grills), play yard games, watch the kids and furry friends run and play.

We have 2 acres fenced in around the cabins for your protection. We like to keep your family safe and keep the predators out.

HUNTING INFO

Hunters Must Have Reservations: Hunters must have reservations when arriving at the ranch. All hunters will be required to show a valid Texas hunting license and sign a liability release on arrival. We offer a one time guide to show you around the property. In order to take advantage of your hunt and the time on our ranch, you may arrive at the ranch gate as early as 12 noon. Check out time is 12 noon the following day.

Reservations & Payment: Please call or message us and reserve the dates you wish to hunt. The reservation is entered into our reservation calendar. The reservation is guaranteed for 10 days from the date it was received. This gives our guests 10 days to remit deposit to us. Deposit must be made to: Jim Yates. Deposit is 50% of your hunt and can be made thru Venmo (@Jim-Yates), or by cashier's check. When sending in the deposit, please include the name the hunt is reserved under, email address, and the date of your hunt. Upon receiving your deposit, we will email you the reservation confirmation. If you do not remit your deposit in full within 10 days, your reservation will no longer be guaranteed. The balance of your hunt is due at departure in the form of check, cash, cashier's check, Venmo (@Jim-Yates) or Zelle.

Refund Policy: We do not issue refunds but do allow you to make up your hunt. Should something arise and you are not able to make it, your deposit may be used on a future hunt that same year.

What to Bring: Hunters will need to bring their own food, drinks, ice, weapon of choice, coolers and hunting gear. Paper plates, plastic goods, storage wrapping will not be provided. We provide soap, towels, linens and toilet paper.

Access to the Property: It’s just over an hour from San Antonio. Most out-of-state hunters choose to fly into San Antonio, Texas and rent a vehicle to get to the ranch, which is a 70 mile drive. Check out time on the last day of your hunt will be at 12 noon.

Private Parties: The entire ranch can be reserved for private parties. Call for additional information.

Young hunters age 9 – 16 must be accompanied by a person who is at least 17 and is licensed to hunt in Texas.

The first cabin is made from Cedar on the exterior and solid pine on the interior. It has a cozy open concept with an upstairs loft area, with two twin trundle beds (sleeping 4) and more. The second cabin has 4 twin trundle beds, it is also plumbed with electrical and has separate outhouse. Owner has made many upgrades to property including a Septic tank, barn, and a deep well with a new 2500 gallon holding tank. Also installed a perimeter fence and directional Antenna.
